GUESTS of Dream Inn the Smokies (Street of Dreams Way) acknowledge and agree to the following terms, rules and regulations set forth upon booking on Airbnb/VRBO/vacation rental site:

HOUSE RULES:

MINIMUM AGE TO RENT IS 25. IF YOU ARE NOT 25 DO NOT BOOK. IF YOU DO YOU ARE SUBJECT TO: Your reservation being cancelled and no refund given, if you are already at the property being asked to leave by local authorities and no refund given.

Leave the windows closed at all times and the doors closed when they are not in use. Small critters (spiders and raccoons) and large critters (bears…yes they exist) will come in if they have a way to get there.

Smoking is NOT allowed inside and Drugs of any kind are NOT permitted on the property.
Firearms are not allowed on the property.
Outdoor fires (bonfires, fire pits, etc) are STRICTLY PROHIBITED.

Violating these rules are terms for removal.

People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the on-line itinerary. No more than 14 persons (including infants) are allowed inside the cabin at any time without prior approval of the host. If the occupancy limit is exceeded you may be fined by local authorities for violating the permitted occupancy limit, evicted, and all payments and deposits will be forfeited.
Guests should not create excessive noise at a level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 11pm-8am.
If you plan to party do not book this cabin. It is our home and you must treat it with respect.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.
The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted. Owner’s closet is strictly prohibited from guests.

Only use appliances for their intended uses.

Pets are NOT allowed. If you are caught sneaking a pet onto or inside the property you will be asked to leave. Please be courteous to our guests with pet allergies.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.

Hot Tub and Pool: No children under the age of 18 permitted in hot tub and/or pool at any time without adult supervision. When using the hot tub and/or pool, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT SIT OR STAND ON THE HOT TUB COVER. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave the cover on so the hot tub will stay warm. Please refrain from any glass drinkware near and/or in the hot tub and/or pool.

Fireplace: Please turn off the fireplace when not in use and don’t leave on overnight.

Outdoor fires (bonfires, fire pits, etc) are STRICTLY PROHIBITED. Guests who violate this rule will be fined as per the resort rules and regulations.

Water and Septic: The cabin is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1000.

Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. We highly recommend a four-wheel drive vehicle during the snow months. We do not refund due to road conditions.
No sidewalk chalk allowed. The use of sidewalk chalk on the driveway or anywhere else on the property will result in a $150 excess cleaning fee plus the cost of any repairs.

Any damage to any items in the cabin including couches, chairs, tables, TVs, pool table, air hockey, arcade, hot tub, pool, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. That includes stealing any of our property. If you like any of our items and would like to know where we purchased it, we will be more than happy to provide that information. Stealing of any personal or real property will result in additional charges.

Please load all dirty dishes into the dishwasher and START dishwasher
Please remove all linens from beds and leave towels on bathroom floors
Please remove and dispose of all items in the refrigerator and freezer· · · .
Please take ALL trash to outside trash containers. PLEASE leave any extra trash that won't fit in outside containers in the kitchen
Please turn off ALL lights and TVs
Please turn AC to 76F in summer & 65F in winter
Please close and lock ALL windows & doors upon departure
**Up to a $300 extra cleaning fee will be charged for not following the above listed housekeeping items.
